Permanent shops in shopping malls, built end to end.
Opening a permanent store inside a Thai shopping mall is a different discipline from any other build: landlord drawing approvals, strict fit-out rules, protected logistics through a live building, and an installation window that usually only exists after closing time. Happ Exhibition has been building permanent shops, boutiques, kiosks and counters inside Thailand's malls since 2004 — for Chanel, Gucci, Pop Mart, Sunnies, Paul Smith, Pañpuri and many more.
Everything is made in our three Pathumthani factories and pre-assembled before it ever reaches the mall, so the on-site phase is measured in nights, not weeks. We prepare the shop-drawing packages malls require, build to each landlord's fit-out standard, install overnight while the centre trades, and hand over a store that opens on schedule — then keep it perfect with maintenance programmes.

Questions we hear often
Who builds permanent shops inside shopping malls in Thailand?
Happ Exhibition Co., Ltd. — a design-build contractor founded in 2004 with three factories (11,300 sqm) in Pathumthani. We design, manufacture and install permanent stores, boutiques, kiosks and counters inside Thailand's major malls, including Siam Paragon, CentralWorld, Emsphere, EmQuartier, Mega Bangna, Iconsiam's Siam Takashimaya, Dusit Central Park, One Bangkok and Central and The Mall branches nationwide.
What makes Happ Exhibition different from other shop-fitting contractors?
Precision, and the range of brands that trust it. We build permanent stores to the millimetre standards of international houses — Chanel, Gucci and Shiseido boutiques pass each maison's global fixture audits and our documented five-step QC — and the same factory and crews build for Thai brands like Pañpuri, Pralet and Another Story, and for Central's own department stores. Few contractors in Thailand serve both local and international brands at this level of precision.
What is the difference between a permanent shop and a pop-up?
A permanent shop is built to the mall's full fit-out standard — approved shop drawings, durable materials, complete electrical and lighting works — and is designed to trade for years, while a pop-up is a short-term structure. We build both; most of our portfolio is permanent stores and counters, many trading daily for years under our maintenance programmes.
Do you handle the mall's drawing approvals and fit-out rules?
Yes. We produce the shop-drawing packages landlords require, build to each centre's fit-out handbook, and coordinate the approvals alongside the brand's own design guidelines before fabrication begins.
Can you install without closing the mall?
Yes — overnight installation inside operating malls is our standard method. Fixtures are factory pre-assembled, moved through protected logistics after closing, and the store is ready before the mall opens.
Do you build mall shops outside Bangkok?
Yes, nationwide: recent permanent-store and counter projects include Maya Chiangmai, Central Chiangmai, Central Udon, Central Khonkaen and Central Phuket, plus Suvarnabhumi and Chiang Mai airports.
